What Happens After You Call
We'll ask what the door is doing, not what you think it needs. A door that won't close and reverses at the floor points us toward the safety sensors. A door that's binding or sitting crooked in its tracks points us toward the track and rollers. Your description tells us which parts to bring.
Sensor work and track work each have a usual range, and we'll tell you that range while you're still on the phone. The firm price comes after we're standing in front of the door, because a bent track and a misaligned one sound the same in a description but are different jobs.
Safety Sensor Repair: $125 to $300
The photoelectric sensors near the floor stop the door from closing on a car, a kid or a pet. When they fail or get knocked out of line, the door usually refuses to close or reverses for no visible reason. Repair or replacement typically runs $125 to $300.
When the sensors are working again, we test them. We break the beam, check the contact-reversal function so the door backs off when it meets resistance, and then run the door through a full open and a full close before we call it done.

Track Replacement: $125 to $300
A bent or damaged track makes the door bind, scrape or hang unevenly. Replacing it typically runs $125 to $300. We carry nylon rollers on the truck, so if the old rollers are worn while the track is out, we can replace them on the same visit.
If a cable is frayed or damaged, we replace it and then cycle the door to make sure it moves smoothly from top to bottom before we leave.
Nothing Starts Without Your OK
After the inspection, we lay out what we found and what we'd do about it. Sometimes repair makes sense and sometimes replacement does. We tell you what each one involves, and we don't start work until you approve one. If a repair turns up something else, we stop and talk to you before we go further.
Replacement Doors and Odessa's Code
Odessa builds to the 2018 International Residential Code with the City's own amendments, and its design table sets the local wind and frost criteria. When we specify a replacement door and plan the installation, we work to those adopted requirements.
The City also requires contractors doing code-regulated repair or alteration work to register with the Building Inspection Office before the work starts. Homeowners doing their own work on a homestead they live in are exempt.
